Fannie Mae and Freddie Mac selling guides contain no adjacency restriction for solar or storage facilities, and neither does FHA's appraisal handbook. Nineteen mortgages on parcels within a quarter-mile of the Cayuga and Genesee arrays closed in 2023–24, including four FHA loans. Appraisers are required to use paired sales, not proximity rules.

No lender has produced a written adjacency policy

Ask any speaker making this claim to name the institution and produce the denial letter. In eleven months of monitoring, not one has. Fannie Mae, Freddie Mac, and FHA guides are public and contain no such rule.
